New for 2026! Recently updated and thoughtfully designed, this inviting three bedroom home offers peaceful views overlooking Mill Pond Park stretching out to Front Beach. Step directly from the house through a private gate into the park, wander past the pond, and continue on to Front Beach, then right into downtown Rockport.
Inside, the home is well laid out for comfort and convenience. The first floor features a king bedroom with an en-suite bathroom and pond views, ideal for guests seeking easy, single-level living. Upstairs, you’ll find two additional bedrooms, a twin bedroom and a queen bedroom. Additionally, there is a full bathroom and a sunny den on the second level.
The main level features a comfortable living room and a dining room with a slider to a small deck with a scenic view where you can catch an ocean breeze.
Just 0.3 miles from both Front Beach and Back Beach, and less than 0.5 miles from the heart of downtown Rockport, this home combines a tranquil setting with quick access to Rockport’s most popular spots, perfect for relaxed coastal getaways.
Please note that this is part of a three family property, so other people may walk by the front door to access the lower areas. There is dedicated off-street parking for 1 car and free parking on King St. if available. There is other metered parking available close by.

What does my rented vacation home provide?
Since all Atlantic Vacation Homes rental properties are residential homes, and not hotel rooms, they are all fully furnished and include a living room, kitchen, and bedrooms and bathrooms as described on each property detail page.
- The kitchen includes cooking utensils, pots & pans, dishcloths, potholders, flatware, dishware, glassware and a corkscrew. Standard appliances include a refrigerator, microwave, stove, toaster, and coffee maker. Some properties are equipped with additional items; please refer to the full amenity list for your specific property. If you require specialty items, such as kitchen scales or food processors, it is best to bring your own.
- Bed linens and bath linens (bath towels, hand towels and face cloths) are provided in accordance with the advertised occupancy of the property. Beds will be made with linens, pillows, blankets, and bedspreads prior to your arrival, with the exception of trundles, top bunks, futons, and sleep sofas.
- The property includes basic housekeeping supplies, such as brooms and dustpans.
- Many (but not all) properties have a landline for local calls. Please refer to the full amenity list for your specific property.
- Air conditioning, beach towels, hot tubs, TVs, DVD players, porch furniture, grills, docks, recreational games and equipment, and other amenities are furnished as a courtesy by the homeowner and are not guaranteed. Please refer to the full amenity list for your specific property for details.
Guests will also receive a “Welcome Kit” that contains:
- An area guide
- One kitchen sponge
- One small bottle of dish soap
- One dishwasher detergent pod or packet

Wonderful Home!
by TinaI loved everything about staying at 6 Holbrook Court, inside and out. It's very comfortably furnished, tasteful, with paintings on the walls that are evocative of the beauty of the area. The kitchen is very well equipped with a charming adjacent dining room that opens to a lovely deck overlooking a park with a pond and the ocean just a short walk beyond. I was here in the winter so I got to enjoy the view and walk the 5 minutes to the ocean and town along the road with period homes. I understand that when there's no snow and ice you can walk through the park to the beach and town.
I stayed in the downstairs though the upstairs was charming with 2 bedrooms, a bathroom and a sitting room.
The king master suite on the first floor was so comfortable and surrounded by windows in 3 directions with wonderful views overlooking the park with a pond and the ocean beyond. There are room darkening shades so I could enjoy the changing light by day and sleep in in the morning.
The house was clean and well kept. There's a parking space and on street parking, a wonderful food market a short drive away and art galleries and a fabulous music venue in town that are just a short walk away.
Communication about renting was prompt and easy as was check in and check out.
I look forward to returning with friends to take fuller advantage of what the house has to offer! It was a wonderful peaceful refuge to enjoy on my own!
