Relax and enjoy all that Cape Ann has to offer at Happy Days Cottage, across the street from enchanting Folly Cove. Right at the waterfront, there is a shared deck from which you can take in the views, or you can walk down to the water to swim or launch your kayak.

The cottage is bright and cozy, full of original art, books, and antique charm. The home is perfect for a romantic getaway or a seaside family vacation, with spaces to congregate or spread out as you choose, indoors and out.

The main level of the house has a comfortable living room, a sitting room with water views, tasteful art, and a wall of bookshelves, an open layout kitchen and dining room making it an easy place to gather, a half bath, and a screened porch. The four bedrooms and full bath make up the second floor. Please note that the stairs to the second floor are original to the home's vintage construction and may be somewhat steep for very small children or those with mobility issues.

Relaxing on the waterfront deck that overlooks the cove will make you feel transported to another world, one that is scenic and serene. The shared deck (owned by the same neighbor) is across the street and has outdoor seating and a dining set. In the backyard, there is also a gas grill and additional outdoor seating. Just outside the back door of the house is the laundry building with a shared washer and dryer.

The village of Rockport is a short drive or bike ride away and offers a myriad of shops, galleries, restaurants to choose from. Gloucester's downtown and beaches are just a little further down the road and the commuter rail to Salem and Boston is also close by, allowing for easy day trips for exploring the region.

There is tandem driveway parking for 2 cars.

What does my rented vacation home provide?


Since all Atlantic Vacation Homes rental properties are residential homes, and not hotel rooms, they are all fully furnished and include a living room, kitchen, and bedrooms and bathrooms as described on each property detail page.


  • The kitchen includes cooking utensils, pots & pans, dishcloths, potholders, flatware, dishware, glassware and a corkscrew. Standard appliances include a refrigerator, microwave, stove, toaster, and coffee maker. Some properties are equipped with additional items; please refer to the full amenity list for your specific property. If you require specialty items, such as kitchen scales or food processors, it is best to bring your own.

  • Bed linens and bath linens (bath towels, hand towels and face cloths) are provided in accordance with the advertised occupancy of the property. Beds will be made with linens, pillows, blankets, and bedspreads prior to your arrival, with the exception of trundles, top bunks, futons, and sleep sofas.

  • The property includes basic housekeeping supplies, such as brooms and dustpans.

  • Many (but not all) properties have a landline for local calls. Please refer to the full amenity list for your specific property.

  • Air conditioning, beach towels, hot tubs, TVs, DVD players, porch furniture, grills, docks, recreational games and equipment, and other amenities are furnished as a courtesy by the homeowner and are not guaranteed. Please refer to the full amenity list for your specific property for details.

Guests will also receive a “Welcome Kit” that contains:

  • One kitchen sponge

  • One small bottle of dish soap

  • One dishwasher detergent pod or packet

  • One laundry detergent pod or packet

  • One trash bag

In addition, the complimentary items below are provided as a convenient starter supply for when you first arrive. Additional items beyond the starter supply are the responsibility of the guest.

Lovely place

Great Historic Vacation Home

We had a wonderful time staying at Happy Days Cottage!! The location was perfect and the water views were absolutely spectacular! Whether having coffee in the morning or wine in the evening, we just loved the location. We enjoyed boating, the quarry, hiking, fishing and of course the restaurants!! Most of all we enjoyed relaxing and having some down time together. We had everything we needed at the house. Romeo answered any questions we had promptly and to our satisfaction. We would definitely recommend staying here. Thank you for hosting our vacation!!

Fantastic

This is by far the best rental space we have used in Gloucester and we have come here every summer for the past 10 years! This is a beautiful home in private setting, spacious, great location etc etc. The kids loved every bit of it. We got to eat fried clams at Lobster pool restaurant, watched the sunset on the accompanying waterfront deck, took a hike to Halibut point park and so much more. Will definitely stay here again!

Delightful New England experience!

I wholeheartedly recommend Happy Days Cottage! The location is just across the street from Folly Cove, a beautiful section of the coastline, with access to a deck overlooking the water. The historic cottage is tastefully decorated, has various seating areas including a screened-in porch, and lovely views of the Cove. The property was clean and tidy. My family of four and our guests enjoyed the cottage to the fullest and loved our stay!

Happy at "Happy Days Cottage."

Stayed at Happy Days for second time in 5 years. Our only regret is that we couldn't stay ALL summer. We were welcomed by neighbors, including the owner, with open, friendly arms. Accommodations are simple, but comfortable. Cottage has amazing view of Folly Cove across the street. Can't wait to book next summer!

Family Tidepooling Getaway

4 adults, 1 kid, and a baby had plenty of room in this cute seaside cottage. Our main goal was ample tidpooling and the Happy Days Cottage didn't let us down. The path leads out to granite rock from which you can scamper down at low tides to plenty of tidepools. There is also a deck overlook, which seems to be shared from a number of properties as a few times we went down to hang out and other folks were relaxing there. The road is pretty fast, so make sure kiddos are watched well. Inside the house, there is plenty of sitting rooms and spaces for folks to hang out. Its a very short walk to the restaurant Lobster Pool, which was good for lobster but the fish fry was sub-par. Rockport is a short 7 min drive away which was great for walking around, grabbing food and peeking into shops. Fudge tasting was a highlight along with finding hermit crabs in the tide pools at one of the Rockport sandy beaches. Overall, we'd happily stay again.

Charming Experience

We enjoyed a 4-night stay at this lovely home in July 2019. We received a warm welcome and all the info we could possibly need about the area. The only reason I gave 4 stars for the property location is that the driveway is very narrow and it can be dangerous backing out on to the main road. Not many cars but the ones we did see weren't always obeying the speed limit. It would have been nice to have a place at the back of the property to easily turn around. Otherwise, we were enchanted with the house and location...seriously gorgeous views, especially the sunsets!

Perfect week in Rockport

We were very happy with the cottage, which is rustic, but clean, charming and comfortable with everything we needed and beautiful water views. The deck overlooking the water is spectacular. We shared the cottage with our 2 adult children and their significant others. We explored Rockport and Gloucester, but the highlight was definitely the deck. The owner, Andrew, was lovely to deal with and working with AVH was very easy. I would highly recommend this rental.

Happy Days in Rockport.

Our experience was the best from the time we arrived until we left. We felt we were in our own home. Everything anyone could possibly need to run a home was provided. Lots of hot water, to w and d, to utensils and most of all a wonderful porch where we had breakfast each day. The view was extraordinary of the cove with an unobstructed view of the rocks and ocean and boats. We enjoyed walking the cove and nearby streets and even walked thru Halibut Point. We would definitely recommend this cottage over the other one, primarily because it is larger. There is also parking for 2 cars. The week flew by. We met Andrew and Mary and became fast friends with them and hope to see them in the future. We hope to return next summer.

Our Fab Vacation in Rockport

Where do I begin....The Happy Days Cottage surpassed its name. Not only was it quaint and homey, the location was perfect for a"beachy" vacation. The accomodations were perfect for our family of six adults and to small children. Barbecuing dinner and eating at the picnic table was a delight. The kitchen was well equipped for all home-cooked meals as well as preparing for picnicking at the beach. Andrew and Mary provided helpful hints and info regarding historic sites and local hot-spots. Short day-trips to neighboring villages were a breeze. It was "right up there" with our favorite New England vacations.

Such a great place!

Quite location, nice garden and patio across the road with cove views. The rooms were spacious and had nice bed linens and towels available. There's lovely original artwork, and it makes this place feel like you're visiting a home and not like a rental cottage. Location-wise it's quiet, and you can easily get to either town by car. Everything was absolutely spotless (and we left it so!) When we were missing a kitchen item, the rental agency were quick to resolve it. We had a nice BBQ as well out back. If you have a larger group, they have another house just next door! I whole-heartedly recommend this place and the rental agency who handled our booking and stay.
