As a guest (the person registered and all persons sharing the same rental unit) who has paid the $75.00 damage waiver fee, staying at an Atlantic Vacation Homes property, you will not be obligated to pay for loss or damage to the contents of the rental unit you occupy. The damage waiver is limited to a maximum total damage payment of $1,000.00 per stay.

Damage waiver coverage does not include:

• Acts of God.
• Intentional acts of a guest.
• Gross negligence or willful conduct.
• Any cause, if the guest does not report the damage to Atlantic Vacation Homes staff by the time they check out of the unit.
• Normal wear and tear.
• Damage or loss caused by a pet or other animal brought to the premises by guest.
• The waiver applies only to the direct physical loss or damage to covered property. It does not cover loss of use of such property.
• Loss or damage to any property owned by or brought to the premises by a guest.
• Long distance phone calls.
• Excessive cleaning.

Reporting Damage
Guests must report any loss or damage to the unit or its contents to Atlantic Vacation Homes staff within 24 hours after its occurrence or this damage waiver is void. Owners must report any loss or damage to Atlantic Vacation Homes staff within 24 hours of viewing property. Such staff will have the sole authority to determine the extent of repairs necessary. Representatives of Atlantic Vacation Homes have ultimate administrative authority. Arbitration is required prior to litigation. The prevailing party in any arbitration or litigation shall be entitled to recovery and/or reimbursement of all fees in connection with same.

Damage Waiver Effective Term
The damage waiver becomes effective upon check-in to an Atlantic Vacation Homes unit. All benefits terminate at the end of the stay.
